Frames: Advice and Tips

Regular inspection and maintenance of window frames are crucial to preventing defects such as wood rot, malfunctioning sliding components, and deteriorating seals. This blog delves into the importance of consistent upkeep, offering insights into recognizing and addressing common issues to extend the lifespan of your frames and enhance your home's security and aesthetics.

Hinges and locks for window frames

You can randomly inspect the hardware of window frames for defects and proper functioning. If minor defects are found in the hardware, we recommend performing minor maintenance. Where necessary, parts can be replaced or retrofitted. Read our blog about quality marks for hardware here.

  • With proper locks and fittings the chance of a successful burglary is smaller.
  • The locks and fittings have not been specifically checked for safety or police quality marks.
  • Regular maintenance of the hinges and locks should be carried out annually, such as tapping in the hinge pins and spraying all rotating and moving parts with penetrating oil.
  • You can purchase penetrating oil (WD40) at any hardware store.

Wood rot window frames

  • Regular, expert, and proper maintenance is essential! Pay particular attention to connections, corners, and seams to ensure they are sealed and moisture cannot penetrate.
  • Wood rot can also be present in other and/or multiple window frames in invisible places! Wood rot can also become visible when sanding or removing layers of paint. Wood rot may also have been professionally repaired in the past.
  • It cannot be determined whether previously repaired wood rot was ever properly carried out!

Window frames can be inspected, particularly at the bottom, for defects and wood rot. In many cases, wood rot is related to improper installation, inadequate drainage, or rising damp. As you can see in the photos posted here, the causes are numerous, and often unintentional and unconscious causes are created. The drainage of a window frame at the bottom is one of the most common causes of wood rot in window frames.

Sliding windows

If sliding windows are present, extra attention must be paid to their proper functioning. Below are some potential defects we frequently encounter and which we must describe in our building inspection report :

  • The sliding windows can be opened, but it's difficult: the whole thing is stiff and requires considerable effort to open. Sliding window maintenance is a specialized skill, but with the right expertise, maintaining the rebates and guide rails can significantly improve their operation.
  • The sliding windows can no longer be opened or closed (or only partially opened) . They are permanently mounted, sealed, and/or painted in such a way that they no longer function. It's good to know that this can remain the case; the functioning of a sliding window is not essential.
  • The sliding windows that can function are heavy , and the cord connecting the counterweights to the windows is missing or malfunctioning. To repair and improve this, parts of the frame must be removed, after which the counterweights can be reattached to the windows using a cord and pulley.

Foil plastic window frames

Plastic window frames may be covered with a film, which can become partially or completely detached due to various circumstances. To prevent further detachment, it's important to repair the defects. If the damage is minor, you can try to fix it yourself with a special repair kit for plastic window frames. There are specialized companies for the maintenance and repair of plastic window frames, discolored, or detached film. Costs are difficult to estimate, and repair work is usually carried out on a time-and-materials basis.

Window frame rubbers

The rubber seals along the glazing and rotating parts can be inspected for quality and function. A risk with such rubber seals is the drying out of the materials, so proper maintenance is essential! If dried-out or cracked rubber seals are present, immediate maintenance is recommended. If necessary, parts can be replaced, after which the entire system will function properly again.

  • Use WD40 on a cloth or Vaseline to maintain the window seals. This prevents the material from drying out and cracking.
  • Silicone spray or other products containing silicone can damage the paint on your window frames and are not recommended.

Window frame pollution

You can generally and periodically inspect your window frames for maintenance and dirt. If the frames haven't been optimally maintained and dirt has already corroded the finish, this will naturally negatively impact the lifespan of the finish, frame components, and the frames themselves. We still recommend immediate and regular maintenance of your frames.

If the frames are well maintained and cleaned regularly: This is positive for the lifespan of the finish, frame components and the frames themselves.

  • Lack of regular maintenance will shorten the lifespan of paintwork, for example, by 30%.
  • Poor maintenance and contamination of window frames is unsightly and negatively impacts the appearance of the home.

Comments/defects steel frame

Maintenance is also important for steel window frames, including whether they are thermally broken or not. If the steel in the often older steel frames is not thermally broken, this negatively impacts the home's energy consumption and the quality of life. The steel you see inside is the same steel as the one outside and is not (thermally) broken, meaning the cold iron directly transmits the cold to the inside and vice versa. Maintaining steel window frames is labor-intensive, especially if the profiles rust and the material is nearing the end of its lifespan. This process of rusting and decay will be virtually impossible to prevent, making maintenance very labor-intensive and therefore very expensive.

If the outdated steel frames actually need replacing: Replacing them with new steel frames is very expensive. After careful consideration, you might decide to choose a different material, such as aluminum, wood, or uPVC.

Sliding door

  • Regular maintenance of a sliding door is always necessary! This includes lubricating the bearings and guide rails.
  • If insufficient maintenance is carried out, defects may arise that are not easy to solve and are expensive.
  • Maintenance should be carried out regularly on the door fittings and other hinges and locks to ensure that everything functions smoothly.
  • Maintenance should also be carried out regularly on the guide rail and/or suspension.
  • During the building inspection , the hinges and locks are checked extensively

If the sliding door is no longer functioning properly, repairs are usually not easy. A specialist will often be needed. The door will likely have to be dismantled. Only then can we determine whether repairs and maintenance are still possible.
