What is a building report?
A structural analysis provides a description of the structural condition of your home. All important and relevant information, costs, condition, or defects of the structural components are described in the report. Also consider aspects such as foundations, beams, insulation, central heating, moisture, concrete rot, window frames, facades, and so on.
This information is crucial when buying or selling a home and can determine your bid. A building inspection report is the result of a building inspection.

Should you bid first, or should you first have a building inspection report drawn up?
Before bidding on a property, it's wise to have a building report prepared. You can request the information from the report and use it in negotiations about the asking price, for example. A building report will reveal any defects and if so, what they are.
You can make an opening bid on a house or property whenever you like. However, if you don't want to take any risks, you can have a building inspection report prepared during your cooling-off period. This report will help you decide whether you want to proceed, but also ensure you're not overpaying for your new home. Buying a house or property that still needs a lot of work is less attractive.
You decide whether you're willing to pay these costs, for example, by offering a lower price. In today's hectic housing market, offers are often made immediately, but resolutory conditions still apply. As a buyer, you always have a few days' cooling-off period. During this period, you can still have the building inspection carried out.
What is the procedure for preparing a building inspection report?
Our inspectors prefer to conduct the building inspection in your presence. This way, you'll immediately get an idea of the condition of the aforementioned items that are examined during the inspection. The final report will then provide you with much more insight into the structural condition of your new home.
A building inspection is purely visual and non-destructive. The inspection is not an asbestos inventory. If our inspector accidentally finds asbestos during the investigation, this will, of course, be noted in the building inspection report.
Are the costs of a building report deductible?
The costs you pay for having a building inspection report drawn up are often deductible from your tax return, provided they are related to taking out a mortgage for the purchase, improvement, or maintenance of the home.
Building report vs. building survey

After the inspection of your home, the findings will be included in a structural analysis. In addition to a complete PDF report, Homekeur will also provide you with a link to the digital presentation of your structural report. You can convert this digital report into any language at no extra cost! You can share the report unlimitedly via the app or other digital communication methods. Naturally, you can also print the report or generate a PDF and save it yourself.
The structural analysis is a comprehensive evaluation of the structural condition of the inspected home. It includes photos and explanations of any defects, information about energy consumption with energy-saving recommendations, and an overview of upcoming costs.
You need this building report to arrange for the National Mortgage Guarantee (NHG) if necessary. This NHG appendix is also included as standard with the Homekeur building report. The Homekeur building report automatically meets the requirements set by the National Mortgage Guarantee.
