When is a building report required?

When do you need a building inspection report? It's a frequently asked question, and not always easy to answer. This page outlines various scenarios so you can determine which one is most applicable in your specific situation. But before we do that, let's first briefly examine the building inspection report itself. What exactly is it, and what's the point?

A building inspection report provides all the ins and outs of a property. It's incredibly useful and essential when buying a new home. Because no matter how nice a house seems, you don't want to discover hidden defects after the purchase that will cost you a fortune. To ensure you make a good purchase and feel confident about buying your dream home, having a building inspection performed is essential.

Building inspection mandatory

There are even situations where it's mandatory to have a building inspection carried out and submit a building inspection report. For example, if you're using the National Mortgage Guarantee and the property appraisal reveals numerous structural defects.

When is a building report required?

Let's get to the heart of this page, and probably also your question: When do you need a building report? Do you have the building inspection carried out before submitting an offer? Or after submitting an offer? As mentioned, it varies depending on the context. But given the current housing market, having a building inspection, and thus receiving a building report, before submitting an offer is nearly impossible. Unless, of course, you're looking at a different segment of property than the average family home. After all, there are so many competitors for the house you'd like to buy that there's little time to waste.

Good. Ideally, you should have your potential home inspected before submitting an offer. The report's findings will allow you to make a well-considered offer. If this isn't practical, which is often the case, the inspection should be conducted during the negotiations.

"But then I'll be too late, won't I?" you might wonder. Fortunately, there are suitable solutions for that. It's certainly possible to submit an offer and even sign a preliminary purchase agreement before the property has been inspected. However, it's important to include contingencies in the preliminary purchase agreement.

Dissolving conditions

A buyer's agent can, of course, help you draft contingencies in a preliminary purchase agreement. These contingencies could include, for example, the cancellation of the purchase if the building inspection report reveals significant deferred maintenance and repair costs exceed a yet-to-be-determined amount.

Our advice is to ensure that the results of the building inspection are taken into account in the purchase process. Any additional costs you incur, such as those related to overdue maintenance, are your responsibility and will be added to the price you pay for the house.
