What are the new mortgage rules regarding energy labels?

For several years now, a home's energy label has been mandatory for sale. A positive energy label indicates that the house is energy-efficient, which is good news for banks. This not only lowers energy bills and increases living comfort, but it's also good for the environment. Due to the longer energy costs, some mortgage lenders can provide you with more financing. The Dutch government has been paying close attention to the energy efficiency of homes in recent years. Naturally, we also consider this when conducting a building inspection. Due to the increasing focus on sustainability, new regulations and measures have emerged that could impact your mortgage. We'd like to tell you more about this in this article.

Energy label important for mortgage

An energy label indicates a home's energy efficiency. A home with a green energy label (A or B) is more energy efficient than a home with a red energy label (F or G). This not only affects monthly energy costs but also the property's value and financing options. In some cases, an energy-efficient home can, for example, lead to more favorable mortgage terms.

Changes in mortgage rules

Since 2021, buyers of energy-efficient homes have been able to obtain a higher mortgage. For homes with an energy label A or B, you could borrow up to €9,000 extra on top of the maximum mortgage you could get based on your income. This amount has now been increased to €10,000. If a home is extremely sustainable and therefore has an energy label A++++, the additional loan amount can even reach as much as €50,000. This additional amount is intended to encourage investments in energy-saving measures.

Another new rule is the introduction of the Energy Savings Budget. This budget is specifically designed to finance energy-saving measures, such as insulation, solar panels, and heat pumps. This budget can be taken out in addition to a standard mortgage and offers a favorable interest rate.

Tip: Many municipalities also offer special programs and additional funding to encourage home sustainability improvements. Inquire with your municipality about the options available.

Interest discount and mandatory sustainability upon purchase

Several mortgage lenders offer interest rate discounts for homes with a green energy label. This means you pay less interest if the home is energy-efficient. This interest rate discount can vary by lender but can make a significant difference to the total cost of your mortgage. For some types of homes, there's a sustainability requirement upon purchase. This means that when buying a home with a low energy label (E, F, or G), you're obligated to implement energy-saving measures within a certain period. This requirement can impact your financing options and the budget required for renovations.
