Water signs: inspection and maintenance

Water boards are essential for preventing rainwater ingress and protecting the roof structure from moisture. During a building inspection, we check them for wood rot, delamination, and defects in the finish or installation.

A water board is a cover to prevent rain from entering, creating a seal between the weatherboard and the roof flashing. The water board is often angled slightly downward to further prevent rain from entering.

  • The water signs must be checked for wood rot. Any wood rot should be professionally repaired, after which the paintwork (in some areas) should be reapplied.
    • Note: Wood rot can still be present in invisible places! Wood rot can also become visible when removing layers of paint.
    • Wood rot may have been professionally repaired in the past, or wood rot may have been deliberately hidden, either professionally or not.
    • Regular, expert, and proper maintenance is essential in this case! Pay particular attention to the connections, corners, and seams to ensure they are sealed and moisture cannot penetrate!
  • Parts of the woodwork on the water boards may be delaminating . Delamination is the loss of cohesion between the layers of a multi-layered material. This can be caused by poor adhesion between the layers due to a manufacturing defect or a gradual loss of adhesion due to the effects of moisture or air on the adhesive, etc. Delamination of woodwork cannot be repaired; at some point, parts of the woodwork will have to be replaced. Therefore, the cost of replacing the woodwork should be taken into account in the long term.

Water boards covered with a different material

  • If the original water boards are covered with a (solid core) material: It's true that a water board is usually covered with such a material for a reason. The underlying woodwork may no longer be in good condition. The materials behind these finishes cannot be assessed at this time. If the solid core material was not applied in a ventilated manner, we recommend removing the solid core material from which the water board is covered and reapplying it (on rubber) professionally and with ventilation.
  • If the water boards are covered with metal sheet material : The fact is that a water board is usually covered with such a material for a reason. The underlying woodwork may no longer be in good condition.
    • The advantage of this solid core and metal cladding is that painting is unnecessary.
    • Are there any defects in the installation or fastening of the water boards (or cladding)? These can be easily repaired. Consult a professional.

New valuation report includes a foundation assessment
As of April 1, 2026, the new Residential Property Valuation Report model applies in the Netherlands, in which foundation assessment plays a much larger role.
