Seniors can get a mortgage more easily

Seniors often plan to move as retirement approaches. Sometimes they want to look for more suitable housing. This might involve exchanging a house that's become too spacious after their children have left for one that better suits their living needs as they get older. However, this requires a new mortgage.

Applying for a mortgage was difficult

Until now, it was difficult for seniors to get a new mortgage if their retirement date was within the next 10 years. Banks would then already take their post-retirement income into account. Because this will almost always be lower than it is now, securing adequate financing proved challenging. The odd situation sometimes arose where someone with a comparable income could get a mortgage if their retirement date was still 11 years away.

A mortgage with NHG for seniors

In mid-June 2018, the National Mortgage Guarantee (NHG) introduced a new assessment method. This method takes into account the financial situation after retirement in a more realistic manner. With an NHG, seniors can now take out a larger mortgage to find suitable housing. The fact that seniors can also become active in the housing market will likely lead to a better flow of new homes. Experts expect that this will, in particular, make more spacious homes available for families.
