Municipal housing costs are rising: check before purchasing

Navigating the complex landscape of municipal taxes is crucial for prospective homeowners, as varying rates can significantly impact your financial commitments over time. With housing costs rising in many areas and some municipalities like Bloemendaal seeing dramatic increases, understanding these expenses alongside the structural condition of potential homes can save you money and headaches down the line.

Each municipality sets its own tax rate. This tax rate (housing costs) includes waste disposal tax, property tax, and other minor taxes. Every resident in a municipality must pay these taxes, regardless of whether they own or rent their home. Currently, taxes are rising in many municipalities by an average of 25 euros per year . In some municipalities, the increase is higher, in others, lower.

It's therefore important to do your research before buying a house. You might be able to save considerably by moving to a different municipality. Another aspect to consider before buying a house is its structural condition. A building inspection will immediately tell you the condition of a house and what costs you can expect in the coming years.

Overview of housing costs per municipality

The Dutch Homeowners' Association (Vereniging Eigen Huis) has an interactive online map showing housing costs per municipality. Housing costs are not yet known for some places. In the province of Groningen, many housing costs are still unknown. This is often due to municipal mergers. These municipalities are indicated in gray on the map.

Municipalities with high housing costs

The municipality with the fastest-rising housing costs is currently Cuijk . This year, the municipal bill has risen by €106 compared to 2018. Beek, Veghel, and Schijndel are also seeing significant increases, with a €90 increase. This €90 increase also applies to the municipalities of Sint Oedenrode , Ouder Amstel, and West Betuwe. Amsterdam is also seeing an increase. Residents of our capital will pay €65 more in 2019 than in 2018.

The most expensive municipality is Bloemendaal

Bloemendaal has had the highest housing costs in the country for some time now. Residents of Bloemendaal now pay €1,330 in municipal taxes. Compared to 2018, housing costs have increased by €200. Based on municipal taxes, Bloemendaal is almost twice as expensive to live in as other Dutch municipalities (the average cost is €774).

Affordable housing costs

There are also municipalities where housing costs are decreasing. The largest decrease in housing costs is seen in:

  • Bladel
  • Goes
  • Waddinxveen

Residents of these municipalities will pay an average of 30 euros less this year. That's a nice bonus!
