Energy label has a greater influence on the price

Previously, we weren't all that concerned about energy costs. They're fixed expenses, and we have to pay them. Now that energy prices have suddenly skyrocketed, we're paying more attention to how we use energy and how we can save energy. When selling a home, it turns out that the price is influenced by the energy label. According to the Dutch Association of Real Estate Agents, also known as the NVM, the price difference between homes with a positive energy label and those with a negative one is increasing.

Higher prices for homes with a green energy label

In the third quarter of 2021, it was found that homes with a positive energy rating fetched an average of 2 percent more when sold than homes with a less energy-efficient rating. This percentage has clearly increased significantly, now averaging 7 percent. Homes with a positive energy rating are therefore sold at a significantly higher price than comparable homes that are less energy-efficient. Furthermore, the more energy-efficient homes also spend less time on the market.

Energy label plays an increasingly important role

People looking to buy a home no longer just look at the property itself. Increasingly, they're also paying close attention to the property's energy rating. If the energy rating doesn't meet the buyer's expectations, they're more likely to pass on the house than before. The so-called energy crisis is a major cause of this. More than ever before, we're aware of the actual price we pay for energy. A negative energy rating can undoubtedly be the single biggest reason for not making an offer on a house these days. As a result, homes with a lower energy rating stay on the market longer. A house with an energy rating of G stays on the market an average of a month longer than a house with an energy rating of A. Not only are A-rated homes selling faster, but they also receive far more (over)bids, on average. As a result, A-rated house prices are steadily rising.
