Costs of a building inspection

What's the price of a building inspection? It's probably one of the first questions you'll ask yourself when you're considering having one done. Understandably, there are many costs involved when buying a house. On this page, we'll explain the costs involved in having a building inspection done. And more importantly: what you'll gain from it.

Buying a house is an exciting time. There are many things to consider. But above all, are you making the right choices? Gaining assurances that better equip you to make the right decisions is very welcome. And that's a huge reason why many potential homebuyers opt for a building inspection . At the same time, you naturally keep a close eye on your expenses during this period.

Considerations

There are, however, two important reasons why choosing a building inspection is highly recommended:

  • It gives you a very clear picture of the condition of the property in question. You'll have an overview of the defects and the approximate cost of repairing them. This provides a solid foundation for deciding whether or not to buy the property.
  • Because you can make a well-considered choice based on the inspection, it gives you a lot of peace of mind once you have made your decision.

On this page, we'll look at the costs of a building inspection, the content of the inspection, the results of the inspection, and the timing of the building inspection.

Costs of a building inspection

The cost of a building inspection is: €489. These costs for a building inspection include VAT. Our pricing conditions apply, namely:

  • This price for having a building inspection carried out is for homes with a volume of up to 1000m3.
  • We're also happy to inspect larger homes. We charge an additional fee of €0.65 per square meter. This amount also includes VAT.
  • Want to cancel your appointment? There are various reasons for this, of course. That's why we're not difficult about it. You can cancel free of charge up to 24 hours before your appointment. If you cancel an inspection on the day itself, we will charge the full €489 fee, including VAT.
    • We will apply a discount of €150 to your next order.
  • We're happy to inspect crawl spaces and roofs for our clients, but only on the condition that our inspector deems the situation safe and responsible.
  • We only perform inspections on the Wadden Islands for project-based assignments. A surcharge of €150 applies for these.

In addition to these price conditions, our general terms and conditions also apply.

Contents of the inspection

Now that the costs of a building inspection (€489 including VAT) are clear, we'll also look at what it entails. What exactly do you get in return? What can you expect from Homekeur when you request a building inspection?

After you've made an appointment (via the form on this page , after which we'll contact you to finalize the appointment), the inspector will visit the property on the agreed-upon date and time to conduct the inspection. The inspection usually takes about an hour. We prefer that you be present during the inspection. This way, you'll have a good idea of what was examined and the condition of the property.

During the inspection, the inspector uses advanced software to report their findings. The home is fully inspected, including the following:

  • Construction (such as the roof construction);
  • Stairs and railings;
  • All sanitary groups;
  • Condition of walls, floors and ceilings;
  • Fire safety;
  • Installations;
  • Frames;
  • Painting work;
  • Etc.

Result of the inspection

After the inspector has inspected the property, everything is compiled into a report. You'll receive this report shortly after the inspection. It lists all defects, including an estimate of the costs to repair them. Curious what such a report looks like? Then take a look at oursample report .
