Need a building inspection? Compare building inspections

The goal of a comparison is to help you choose the building inspection that's right for you. To help you achieve this, you'll find the various options on our website. Our own national network of inspectors is happy to assist you throughout the Netherlands. Here you can compare building inspections and then make a well-informed decision.

For example, you can hire a building consultancy to conduct a building inspection to avoid unexpected additional costs when buying a house, or to have a building inspection conducted when selling a property. This literally provides you with proof that your house is structurally sound. A building inspection is essential in the homebuying process! Choose your building consultancy and place an order. Not sure which firm to choose? Compare building inspections here!

Compare construction consultancy firms in the Netherlands

There are several construction consulting firms in the Netherlands. The great thing about them is that they often each have a slightly different focus. For example, there are specialized firms for asbestos inventories, fungus inspections, and foundation investigations. At Homekeur, you can get a comprehensive construction inspection. This aims to assess all parts of the house, from the attic to the crawl space, and inform you, the potential buyer, of any defects. Our inspection results in a construction report that gives you immediate insight into both the immediate costs and the costs you can expect in the coming years.

During this inspection, the aforementioned aspects (asbestos, moisture, and foundation issues) will also be examined, and further investigation will be recommended where necessary. Our inspectors have years of experience and are happy to work for you!

Comparing building inspections can therefore be very useful, depending on your expectations.

A building inspection can prevent many problems

A building inspection provides you with a reliable report. Selling a house? If you're the seller, you can use this report to demonstrate the quality of the property and alleviate any uncertainties buyers may have. By providing a building inspection report, you also largely comply with your legal reporting obligations.

The notification obligation means you are obligated to report all defects in and around your home to the potential buyer. A defect is considered serious if it hinders the normal use of the house, such as damp problems or a rotten foundation. You are liable if the defect was already present before the transfer. This also applies if you were unaware of the defect. A building inspection can prevent many problems. While the defect may not yet be resolved, both parties are aware of its existence. This paves the way to a solution.

When comparing building inspections, it's important to know what to look for! For example, does the company have liability insurance? Does the construction company operate in accordance with the NTA8060 standard? Do the building reports meet NHG requirements? These are just a few of the questions that arise when comparing building inspections.

Compare building inspections

Your duty to disclose is offset by the buyer's duty to investigate. They are expected to ensure they find out as much as possible about the property. In short: the buyer is obligated to ask questions, and you are obligated to answer those questions honestly and conscientiously. If you fail to do so, the buyer can declare you, the seller, in default. You're certainly expecting this much hassle. Have a building inspection carried out by an expert agency. It could save you a lot of trouble.

Homekeur regularly conducts inspections for both buyers and sellers. Despite the different interests, our reporting is always structured consistently. We always share an objective observation of reality. This is an important distinction to consider when comparing building inspections.

Checklist for buying a house without a real estate agent

Want to buy a house without an estate agent? It's becoming increasingly common to avoid high real estate agent fees. Make a building inspection part of your checklist. This is also known as a pre-purchase inspection. During an inspection, the technical condition of your dream home is visually inspected across a wide range of components. Attention is paid to the condition of the brickwork and facades, the roof structure including roofing, the presence of wood rot, and more.

After the pre-purchase inspection, or building inspection, you'll know what defects the property has and how they can be remedied. Based on the repair costs, you can make an offer. This way, you'll never overpay for your new home and avoid any unexpected surprises.
