Financing a major renovation: 4 options!

Navigating the maze of financing options for home renovations can be daunting, but understanding the right choice can save you money and stress. Whether it's leveraging a personal loan, a second mortgage, or increasing your current mortgage, our guide will help you identify the most cost-effective and strategic approach to fund your dream renovation.
Planning to buy a house that needs work, or renovate your current one? You know better than anyone that this requires funding. But how do you secure it, and what are the options? If you need to finance a home renovation, there are several options. We're happy to list them for you to provide more clarity.

1. Revolving credit

This is the most expensive option of the four, but it offers you relatively much flexibility in the amount you can borrow and repay. This method is best suited if you want to do a few small renovations and don't yet know how much they will cost.

2. Personal loan

If you know how much the renovation will cost and you can't afford a mortgage, a personal loan is often a solution. Be sure to thoroughly review the terms and conditions and remember that shopping around can be worthwhile. This loan does have a minimum and maximum amount. Inquire about this beforehand. It's also wise to clarify the applicable interest rates and determine the term beforehand.

3. Second mortgage

Many financial institutions will often grant a second mortgage in addition to a first mortgage, provided they are confident in your financial situation and the collateral. A second mortgage is more expensive than a first mortgage, but more affordable than a personal loan or a revolving credit line.

4. Increase mortgage

If your mortgage is lower than the available financing for your home, it's generally possible to finance a renovation with an increase in your mortgage. However, the renovation must contribute to an increase in the property's value. This financing method is generally the most advantageous.
