What are the costs of a building inspection?
To give you a fair overview of the costs of a building inspection, we're happy to explain what's involved, both in terms of cost and in practical terms, what you'll receive.
Costs of a building inspection at Homekeur
We'll explain later why it's wise to have a building inspection performed. But first, we'll explain the cost of a building inspection . At Homekeur BV, you can expect a fee of €489, including VAT . This is an all-inclusive fee, covering the cost of the inspection and the final report. The cost of the building inspection includes both the inspection and a comprehensive report with a cost overview for the next five years.
The cost of the building inspection is based on a comprehensive home inspection. During the inspection, the house is examined from the top (ridge) to the crawl space. For homes up to approximately 250 square meters, the cost of the building inspection remains the same. After that, a surcharge of €0.65 per square meter applies.
What is included in the costs of a building inspection?
A building inspection by Homekeur provides a comprehensive overview of a home's technical condition. The inspector assesses the foundation, facades, roof structure, window frames, floors, walls, and installations, among other things. Any defects and maintenance needs are documented in a comprehensive report, including photos and an overview of expected repair costs.
After the inspection, you'll receive a verbal explanation immediately, ensuring you're well-informed about the property's condition. The report is useful for purchases, sales, and mortgage applications. Specialist inspections, such as asbestos or foundation inspections, are not included in the standard inspection. For additional inspections or specific questions, please contact us!

When should you have a building inspection carried out?
If you have the option to have a building inspection carried out without restrictions or conditions before purchasing your potential new home, this is an excellent opportunity to limit costs. With some real estate agents, you can negotiate an agreement where the structural condition of a building or home can be considered invalid under the residential lease. This is a very smart move if you're unsure about the structural condition before purchasing, and especially if you anticipate needing to replace essential parts of the home.
It's therefore recommended to have a building inspection report drawn up before purchasing a home. But be careful. In the current housing market, having a building inspection carried out before submitting an offer is almost impossible. Time and supply are scarce, so a building inspection is increasingly overlooked. The cost of a building inspection is €489, including VAT. The building inspection report you receive after the inspection provides a good overview of the expected costs over the next five years. This report can help you make a well-informed decision.
Fortunately, agreements can be made with real estate agents and home sellers. These days, many buyers include "suspensive clauses" in the preliminary purchase agreement. This gives you the opportunity to cancel the purchase, for example, due to unsatisfactory structural conditions.
On this page we have elaborated on various scenarios in which it is wise to have a building inspection report drawn up.
