Everything you need to know about a home inspection

Perhaps you've heard a tip from your real estate agent, a family member, or a friend: look into home inspections. If you haven't bought a home before, you probably haven't encountered this before. That's why we've created this overview page to provide more information about home inspections.

We'll first provide a summary of the building inspection, then we'll look at the inspection's content, the process, the costs, and the results. And what is an NHG building inspection?

What is a home inspection and why is it important?

A home inspection (also called a building inspection or structural inspection) is performed by an experienced inspector and simply provides more clarity about the structural condition of a house, as well as any hidden defects. The inspection is often commissioned by a potential homebuyer who wants certainty about their decision to purchase a property. Having a home inspection gives you this certainty!

How does a home inspection work at Homekeur?

After you've requested your inspection digitally, our planning department will immediately contact the various parties to schedule an appointment. We'll contact the seller and the real estate agents involved. After scheduling the appointment, all parties will automatically receive a confirmation.

They systematically examine the property using visual inspections and advanced measuring equipment. The inspectors working for Homekeur undergo annual internal training, as quality and customer satisfaction are our top priorities. Because we work with a large network of professionals, we almost always have an inspector available locally. This ensures our clients always have an inspector on-site who is knowledgeable about the local situation and building conditions.
During the inspection, you'll have the opportunity to ask our inspector any questions. They're happy to help clear up any uncertainties you may have about the property.

Inspection of your home: What exactly is being inspected?

During a home inspection, the entire house is examined, both inside and out, from the crawl space to the ridge. Our inspectors work through a comprehensive list, including the following elements:

  • Construction;
  • Stairs and railings;
  • All sanitary groups;
  • The ceilings, the floors and the walls;
  • All installations;
  • Fire safety;
  • Crawl space;
  • Goths;
  • Facades;
  • Painting work;
  • Woodwork and frames.

Why a building inspection?

Of course, it's possible to buy a home without having a home inspection performed. However, doing so involves a significant risk. Buying a house involves a significant amount of money. Repairing (hidden) defects quickly adds up to high costs. A home inspection gives the buyer a clear picture of the property's condition and the potential costs involved in repairing the defects. Based on the inspector's findings, an informed decision can be made about whether or not to buy the property, and subsequent disappointments are significantly reduced. Plenty of reasons to have your home inspected!

What are the costs of a building inspection by Homekeur?

The cost of a building inspection is: €489. This amount includes VAT. However, we do have a few price restrictions. For example, for homes on the Wadden Islands, we charge a surcharge of €150. However, we only do this on a project basis. The aforementioned amount of €489 applies to homes up to 1000m³ of living space. For each square meter above 1000m³, we charge a surcharge of €0.65, including VAT. A building inspection for an old house costs the same as a new one. Every house has its own challenges!

You can cancel a home inspection up to 24 hours in advance. We won't charge any fees in this case. If you cancel on the day of the inspection, we will, of course, charge the fee.

How will the inspection results be shared with you?

We share the inspector's findings with our clients in a building inspection report. This report provides a detailed description of all the inspected items, giving you a clear picture of the property's condition. We also outline the estimated future costs you can expect. How can I register?

You can easily register for a home inspection using the form on this page . After you submit your information, we'll contact you shortly to confirm the appointment. The inspector will then visit the property at the agreed-upon date and time for the inspection. You're welcome to be present, of course. Shortly after the inspection, you'll receive a digital building report from us. Having your home inspected is always a good choice!
