Discount on your mortgage interest

The housing market remains bizarre, with prices still historically high and interest rates slowly rising. Some banks sometimes offer a discount on your mortgage interest. This can be done through a so-called sustainability discount. Such a discount can often save you a few tenths of a percent per month.

What is interest discount?

A mortgage interest discount is a reduction in your chosen mortgage interest rate. For example, you may qualify for a discount if you take out a mortgage with National Mortgage Guarantee (NHG), which often requires a building inspection . Another way to benefit from a mortgage interest discount is if you implement sustainability measures for your new home. Some banks will then qualify you for a sustainability discount. You do need an energy label for this!

NHG interest rate discount

The NHG interest rate discount is a discount you receive on your mortgage interest because you take out a mortgage with a National Mortgage Guarantee. This guarantee reduces the risk for a bank or lender with your mortgage. This lowers the risk for the lender, allowing you as a homeowner to get a lower mortgage interest rate. This discount reduces your monthly mortgage interest payment by an average of about 0.5 percentage points. On a mortgage of €400,000, this can make a significant difference each month!

Sustainability discount mortgage

Some banks and mortgage lenders reward you for taking steps to make your home more sustainable. This can also give you a discount of a few tenths of a percentage point. The amount of this discount varies between banks. Some banks offer a discount even with an A rating, while others require at least an A++ rating.

Interest discount via your checking account

Several lenders also offer a discount on your mortgage interest if you have a checking account or open one with the bank where you also take out your mortgage. The more products you take out with a bank, the more attractive you are to them as a customer. And sometimes the bank is willing to reward you for this by giving you a discount on your mortgage interest.

All in all, there are plenty of ways to get a discount on your interest rate. When buying a home, it's always wise to get a building inspection report ; this way, you'll know what other costs will be incurred in the coming years.
