Are building inspection costs deductible?

In some cases, the costs of a building inspection are tax-deductible. For example, when purchasing a slightly older home, the mortgage lender might require a building inspection. Such an inspection is also mandatory if the property appraisal shows that the costs of deferred maintenance amount to 10% or more of the property's value. In both cases, the costs of the building inspection are deductible. The purchase price of a home is inherently disproportionate to the costs of a building inspection, so whether these costs are deductible or not should really be irrelevant! You don't want any uncertainty or being confronted with unexpectedly high maintenance costs; opt for more certainty and thereby also comply with your due diligence obligation when purchasing a home or your reporting obligation when selling a home.

Costs of a building inspection

If you're looking for a company that can perform a building inspection for you at a more affordable price, you'll notice a significant price difference. We recommend carefully researching the differences between the various companies. One company might advertise excluding VAT, but the price will ultimately be 21% higher when you checkout. Another company might state in the small print that it only covers homes up to 250m³, or you might be charged a mileage surcharge, call-out fees, and so on. We've encountered some very unusual situations that ultimately lead to higher prices for you as a client. At Homekeur, we offer a fixed price for homes up to 1000m³, without any small print that could inflate the price. Homekeur clearly communicates the costs of a building inspection , without any hassle afterward.
