Bidding on your dream home is exciting. The housing market seems to work very differently from other markets with supply and demand. Yet, it's important to control your emotions and use common sense to determine what a house is worth. We're happy to give you some tips!

What is a house worth?

The value of a house depends on what an enthusiast is willing to pay for it, or what a fool will pay for it. If there are few houses for sale in a desired location, the price will be higher than if there are many. The value isn't determined by the house itself, but by the market of supply and demand. But you calculate what you can afford to spend.

Determining the value

Decide clearly for yourself how much you want to spend. Often, there are variables involved. "If the bathroom and kitchen are good, or if the garden is large, then the house can cost €10,000 more." You're on a sliding scale here, and that's not wise. Better safe than sorry. You want to buy a house and can already picture your family living there. Perhaps you're already thinking about the furnishings. Stop! First, you need to be certain that the house meets basic technical requirements. Are the electrical systems safe? Is the foundation sound? Is the roof leak-proof? What maintenance jobs are expected in the next five years? Only when you've mapped out these costs can you calculate a good price for the house. Then you can negotiate with the seller. Another strategy is to make a final offer immediately. Sometimes that yields success.
