Avoid these 7 mistakes when buying a house

Buying a house is naturally very exciting, even if you've done it before. Hopefully, you'll be spending a lot of time in it for years to come. Therefore, it's important that your home meets all your needs. Use the following seven tips to avoid mistakes when buying a house.

1. Dissolving conditions in contract

First, it's important to include several contingencies in your home purchase contract. This allows you to withdraw from the sale if something isn't right. If there are no contingencies, you'll be required to pay ten percent of the purchase price if the sale falls through.

2. Prepare well

Write down your wishes and requirements for a property and choose your viewings based on this list. Always consider your budget to avoid financial problems. There's little point in viewing a property that's significantly above your budget. Therefore, consult with a mortgage advisor, who will advise you on the maximum amount you can borrow.

3. Don't change your wish list too much

Maybe your dream is to have at least four bedrooms. But what if it's only three? In that case, consider whether the house you're viewing is truly what you want. Compromises are fine, but never change your wish list too drastically.

Choose a home in a pleasant location with plenty of amenities nearby. Keep your own wish list in mind. For example, do you want plenty of recreational opportunities nearby? Consider this before requesting a viewing. For families, it's helpful to have plenty of schools and supermarkets nearby.

7. Ask questions to the seller

Don't hesitate to ask the seller all your (critical) questions. This will give you a better understanding of the property's current condition, as you don't want to make a bad purchase. A seller is obligated to answer all your questions honestly.
