Ventilation in crawl spaces is often not in order

When purchasing a new home, overlooking the crawl space can lead to unexpected and costly problems like dry rot and mold, which often go unnoticed during typical viewings. Ensuring a thorough building inspection, including the crawl space, can save you from future headaches and financial burdens, making it a critical step before finalizing your home purchase.

Oddly enough, viewings often focus solely on the house itself. Few people even ask to see the crawl space. Yet, the crawl cellar or crawl space is an important part of the house, and if it's not properly maintained, it can cause significant problems. For example, dry rot can develop in a damp crawl space, which can damage the floor joists.

Inspect on time

If that happens, you'll be further from home and ultimately face higher costs. That's why it's important to inspect the crawl space before buying your new home. If it's very damp, you'll quickly smell it when you open the hatch. However, sometimes you don't smell anything, but the rotting process has already begun. Ventilation in case of humidity

Sometimes the cause of a damp crawl space is very simple. Plants or leaves can cover the ventilation openings, which is a relatively quick fix. Or the openings may have been sealed to prevent drafts. It's also possible that the space is damp for other reasons, such as simply forgetting to install ventilation openings. In such a situation, much more work is involved; the ventilation openings still need to be installed.

In all situations, it's also important to check for any mold or rotting that has already begun. If this is the case, it's important to know what damage this rotting process has caused. Installing ventilation grilles can remove moisture and condensation from beneath the house. This reduces, or eliminates, the opportunity for mold to develop.
