NHG cheaper in 2020: chance to buy a house!

The government has decided to make it easier for first-time buyers to buy a home. This will reduce the NHG (National Mortgage Guarantee) by several hundred euros in 2020. Currently, buyers pay 0.9 percent of the purchase price towards the NHG premium when purchasing their home. This percentage will be reduced to 0.7 percent in 2020.

Buying a home to become easier for first-time buyers

Previously, it was possible to borrow a higher mortgage amount to cover all additional costs associated with purchasing a home. These additional costs accounted for approximately 6 percent of the property price. Nowadays, borrowing a mortgage is no more than the property price, meaning all additional costs are your own responsibility.

In addition, housing prices are rising, significantly increasing the additional costs first-time buyers have to bear. All in all, this often makes it difficult for first-time buyers to buy a home. Lowering the cost of the NHG premium should make it easier for these first-time buyers to buy a home.

Savings of several hundred euros

The amount saved on the NHG premium is naturally proportional to the house price. 0.2 percent of the house price can be saved on the premium costs. First-time buyers buying a house for €250,000 can therefore save €500, and first-time buyers buying a house for €300,000 can save €600. These are considerable savings thanks to the 0.2 percent reduction. The government indicates that the intention is to give first-time buyers, in particular, "more flexibility" when it comes to the financial aspects of buying a house.

Prevent additional costs with a building inspection

Starting in 2020, first-time buyers can save a significant amount on their NHG premium. It would, of course, be a real shame to have to pay more than necessary in other ways. Unnecessary extra costs can be avoided by having a building inspection performed by Homekeur.
