New homes through the transformation of old offices and schools

The Netherlands faces a housing shortage. Many parties are exploring new ways to create living space. In 2018, 79,000 new homes were added, and no fewer than 13,000 of these units were built in buildings that previously served a different purpose. These include schools, hospitals, and office buildings.

Construction inspection for a transformation home

A conversion home is a home that previously served a different purpose, such as a hospital or office building. Conversion homes are becoming increasingly common in the Netherlands, especially in larger cities like Eindhoven, The Hague, and Amsterdam. Are you considering buying a conversion home? Always have a building inspection carried out. This thoroughly checks that everything is in order before you move into the converted home.

Research into transformation homes

The Ministry of the Interior and Kingdom Relations commissioned Statistics Netherlands (CBS) to conduct a study on conversion homes in the Netherlands. This study shows that these are primarily homes suitable for young singles. In most cases, the homes are not very large, averaging between 50 and 75 square meters per home. Amsterdam has the highest number of conversion homes.

Why do we choose transformation homes?

Approximately 50 percent of all converted homes are built in disused office buildings. In addition, vacant schools, sports clubs, retail properties, factories, and hospitals, among others, are also used to create new homes. These converted homes offer several advantages. They are more cost-effective, faster to build than new-build homes , and they prevent deterioration and vacancy.

Safety of the new homes

Different standards apply to residential properties than to hospitals, office buildings, and factories, for example. For homes built in vacant buildings that previously served a different purpose, it's crucial that they comply with all regulations and requirements for living spaces. This is, of course, carefully considered during the conversion.

This doesn't mean there can't be hidden defects or other issues that could lead to additional costs later. It's important to always have the quality and condition of a converted home assessed by an expert.
