Carrying out an inspection on a new-build home

And then the time has finally come: your new-build home is finished. Then comes an important and formal moment: the handover. Don't underestimate this, because it checks whether the builder has done their job properly and whether you're getting value for your money. Of course, this inspection doesn't absolve the builder of all liability for the construction. If any defects are discovered later that weren't visible, you can still hold them accountable. This usually no longer applies to visible defects.

Points of attention upon delivery

It's crucial to take your time during this inspection. Don't rush, but take your time to look around the house you'll soon be moving into. Also, make a list of any additional work or deductions so you can assess them. Furthermore, you should pay particular attention to the following:

  • Is there any damage to frames, doors, tiling, sanitary facilities or windows?
  • Is water coming out of the taps and is the toilet working?
  • Is the stove or gas hob working?
  • Do the hinges and locks function smoothly?
  • What are the meter readings?

The report of delivery

After the inspection, you'll sign a handover report. The builder will also sign this report. It's therefore important that you note any defects before signing. You can, for example, indicate that you accept the property except for the noted defects. Having an inspection report will strengthen your position with the builder.

Feel free to bring a specialist

It's definitely a good idea to bring a specialist along to this inspection; they're familiar with the ins and outs and understand your rights. For example, it's also important to note which rooms weren't properly inspected due to a lack of space or adequate lighting. If necessary, you can then refer to this observation in the inspection report if something isn't working properly.

New valuation report includes a foundation assessment
