Mortgage interview: what should you prepare?

Securing a mortgage is a significant financial milestone, and preparation is key to navigating this complex process smoothly. From gathering essential documents to understanding mortgage terms and calculating your financial capacity, being well-prepared can empower you to make informed decisions and ensure a successful mortgage interview.

1. Bring all documents

During the meeting, the mortgage lender might ask for some personal information from you and your partner, if applicable. It's helpful to have these documents with you so the meeting doesn't get interrupted. Necessary documents include:

  • Identity card
  • Recent pay slip
  • Employer's declaration
  • Valuation report for intended home
  • Preliminary purchase agreement
  • Building inspection

If you're not employed on a permanent basis, make sure you have information about your income from recent years. It's best to bring important financial information with you, just to be safe. Think of a pension statement, any cohabitation agreement, or a will.

2. Know what you want

Don't go into the conversation completely unprepared and make sure you know what you want. For example, do you have savings you can invest in your home, or can you get a gift or partial mortgage from family? Make sure these things are clear. That will make the conversation much easier.

3. Inform yourself well before the interview

These days, it's not difficult to calculate the maximum mortgage you're eligible for. Do this online beforehand. Also, consider whether you'd be able to afford the principal and interest payments if you were to get a mortgage. Determine your spending habits and any risks related to your income. A mortgage is practically lifelong, so think carefully about it.

4. Choose the right mortgage

Of course, your mortgage lender will also provide information about the different types of mortgages. But it's wise to be prepared yourself as well. Don't be surprised by the unfamiliarity of terms like annuity, variable or fixed interest rate, and flexible terms.

5. Make sure you know what needs to be done

Consider insurance and tax matters to ensure you have a solid financial picture. But also be sure to factor in maintenance costs, especially if there are any delinquencies.
