Why also require a building inspection for newer homes?

A few weeks ago, we visited a house for a building inspection. It was a house built in 2015. The client had already indicated that no major deviations were expected. However, during the inspection, we were faced with an unpleasant surprise. The case below clearly demonstrates why a building inspection is important, even for newer houses! The case

The photo below shows a close-up of the rear facade. We'll try to clarify the problem by pointing out a few points.

  1. When closing the doors, it was immediately noticeable that these clamps, the so-called 'fixed' part is almost impossible to open due to the bending of the top sill, which clamps the door.
  2. Several loose stones were present above the lintel, these could be removed without too much difficulty.
  3. An entire block of masonry between expansion joints has subsided and is pressing against the lintel. This is clearly visible from the joints on the right, which no longer extend.
  4. Lintel bends, approximately 2 centimeters.
  5. Lintel cracks in several places due to material tension.

The facade support (see photo below) is attached to the floor; in this house, the retaining holes are not used. As a result, the support sinks under the weight it must support.

The result after recovery

As can be seen in the photo below, the facade has been repaired. The joints are now aligned, and the lintel is also straight. We decided to share this case study to emphasize the importance of a building inspection. In the current housing market, people often choose not to have an inspection. As in this case, this can sometimes backfire.
