Is the sealant edge worn out? Replace it every five to seven years.

Before finalizing a house purchase, a thorough building inspection, including a sealant check, can save you from costly repairs and health issues due to leaks and mold. Discover the telltale signs of failing sealant and learn how to replace it effectively, ensuring your new home remains a safe and sound investment.

You've got your eye on a house, and before you make a final decision, you're having a building inspection performed. This inspection also includes checking the condition of the sealant. And that's not just any old thing! Poor sealant can lead to significant costs, leaks, and even health problems. And those aren't the kind of surprises you want after buying your house!

When to replace sealant edge?

Does the building inspection reveal that the sealant needs replacing, but there's no damage yet? Then you could choose to buy this house and do something about it yourself. How can you tell when sealant needs replacing?

  • When sealant edges start to crumble.
  • If there is mold on it.
  • In case of damage: moisture may get underneath, with serious consequences.

Remove sealant edge

To begin, remove as much of the caulk as possible using a knife or caulk scraper. Remove any remaining residue with a putty knife or caulk remover. Before applying new caulk, thoroughly degrease everything. This will help the caulk adhere much better to the surface. A strong, warm solution of baking soda works well for this.

Apply new sealant edge

Once the old sealant has been completely removed and the surface is clean and dry, the new layer can be applied.

  • Before you start, it is important that you mask both sides with adhesive tape.
  • Cut the nozzle of the sealant tube at an angle. Make sure the opening is the same size as the width of the joint.
  • Place the tube into a caulking gun.
  • Squeeze the handle until sealant appears.
  • Place the nozzle at the beginning of the joint and move it as you spray. Do this carefully and evenly to ensure a perfect sealant line.
  • When you reach the end, press the button on the back of the caulking gun. This will immediately stop the flow of caulking.
  • You can wipe away any excess sealant with a finger moistened in a bowl of soapy water.
  • Finally, peel off the tape immediately after smoothing. This prevents rough edges.
