Maintenance costs of a thatched roof

Considering a thatched roof for your home? While their rustic charm is undeniable, they demand regular maintenance and can incur significant costs over time. Dive into our blog post to understand the intricacies of thatched roof upkeep, from routine inspections to major repairs, ensuring your investment stands the test of time.

Over time, a thatched roof requires more maintenance than other types of roofing. This regular attention is essential for maximizing the lifespan of your thatched roof. If you're planning to buy a house with a thatched roof, you'll naturally want to know the approximate costs involved. This blog post provides an overview.

Beautiful edges are short-lived

However, as with all other roofing systems, you will eventually need to consider the maintenance of a thatched roof. When the beams and pins wear out, the edging will need to be replaced. It doesn't matter how simple or complex the edging is. Generally speaking, roofs with decorative edging are aesthetically pleasing, but usually don't last long. The edging is often covered with wire mesh, which extends its lifespan, as wire mesh can hold things in place for a while after the wooden parts have weakened.

Elevations and parts that carry water

Ideally, the ridge of your thatched roof should extend the entire length of your house, but in practice, this is rarely the case. The roof elevations most exposed to the weather will wear out faster than the sheltered areas of the thatch. Also, areas of the ridge that carry extra water will deteriorate even faster. This means that parts of the ridge below each chimney often require attention very early.

This should usually be done after seven to twelve years. Depending on the location, it will take approximately ten to twenty years before the ridge of your roof needs to be completely replaced.

Estimated maintenance costs

If joints become visible, thatchers can re-insert them under the thatch. This work can usually be completed within a day. Costs range from €450 to €900. Regular inspections are generally sufficient for a new roof. These can cost approximately €1 to €2 per square meter annually. Major repairs will naturally cost more.
