Checking your house's paintwork: 5 tips

When purchasing a home, the condition of the paintwork is a crucial factor that not only influences aesthetics but also safeguards the structure. Understanding common paint issues and their implications can prevent costly repairs, and our guide offers essential tips to evaluate and maintain the paintwork effectively, ensuring peace of mind for prospective homeowners.

When viewing a home, the condition of the paintwork is one of the most important considerations. Because good paintwork not only creates a beautiful appearance but also provides the necessary protection for your home, it's essential to pay close attention to its condition. Below are 5 tips to help you with this.

1. Blisters and cracks

If you find bubbles or cracks in the paint layer, there could be several causes. For example, the surface may have been too damp when the paint was applied, the wrong paint may have been used, or different types of paint may have been applied on top of each other. In all cases, the old paint layer should be removed and a new one applied.

2. Discoloration and mold formation

If smoking occurs in a home, the paintwork may have discolored. If cooking takes place in an open-plan kitchen, the paintwork may have discolored over time. Poor ventilation can also lead to mold growth.

3. Powders

Powdering, or dusting, is a normal aging phenomenon of paint. When it occurs outdoors, it can indicate the wrong type of paint. You can determine this yourself by wiping the paint layer with a damp cloth. If powder remains on the cloth, it means the paint is no longer adhering properly and it's time for a new coat.

4. Exterior painting

Exterior paintwork requires more frequent maintenance than interior paintwork. Due to the influence of sun and rain, you should pay extra attention to paintwork facing south and west. A house should be painted on the outside every 5 to 7 years. This can prevent rotting of wooden window frames, for example.

5. Sealing seams

The seams of painted wood must be properly sealed to ensure adequate sealing. Old and/or open (sealed) seams can allow moisture to seep into the wood, potentially causing rot.
