New energy label requirement for homes from January 1, 2021

Navigating the complexities of energy label regulations can be daunting, especially with the recent changes requiring on-site inspections by certified professionals. Understanding these updates not only ensures compliance but also empowers homeowners to enhance their property's energy efficiency and market appeal—discover how these new rules could impact your next property transaction and the benefits they bring.

If you've bought or sold a home in recent years, you're already familiar with its energy label. This was provided around the time the property was transferred. The letters A through G immediately indicate a home's energy efficiency. As of January 1, 2021, new rules regarding energy labels apply. These can no longer be requested remotely; instead, they must be performed on-site by a certified inspector . Homekeur can arrange this energy label inspection for you.

Points of attention for energy label

During an energy label inspection, a certified Homekeur inspector examines the property thoroughly. We always pay particular attention to the following:

  • The type of glass (single glazing, double glazing, HR, triple)
  • Is there cavity wall insulation?
  • Insulation of the roof
  • Is the floor insulated?
  • How old is the central heating boiler?
  • Are there solar panels?
  • How to ventilate the home

In addition to energy-efficiency measures, we also examine the structural condition of the home. Major structural defects can affect the energy label. We list all these findings in a clear report, which you'll receive in your inbox soon.

Easily request an energy label for your home

The cost of an energy label (up to 190 m²) is only €349 including VAT. A certified energy advisor will visit you, inspect the property, and officially register the energy label in EP-online. If the property is larger than 190 m², we charge €0.65 per additional square meter. Do you have any questions? We're happy to help and, if desired, can schedule an appointment with a certified advisor right away!
