If you've bought or sold a home in recent years, you're already familiar with its energy label. This was provided around the time the property was transferred. The letters A through G immediately indicate a home's energy efficiency. As of January 1, 2021, new rules regarding energy labels apply. These can no longer be requested remotely; instead, they must be performed on-site by a certified inspector . Homekeur can arrange this energy label inspection for you.

Energy label regulations 2021

In recent years, new regulations regarding energy labels have been established in Europe. These will also be implemented in the Netherlands starting January 1, 2021. The current energy labels were determined remotely, creating a significant risk of fraud. This is undesirable for new buyers. With the new regulations, based on NTA 8800, a certified inspector will always visit the property to inspect it within one to two hours.

Another change to the energy label is the addition of plus symbols to the A. So, if a new home is extremely energy-efficient, it can receive an A+, A++, A+++, or A++++ label. With this label and the report, you, as a homeowner, immediately receive concrete recommendations for improving the comfort of your home.

Points of attention for energy label

During an energy label inspection, a certified Homekeur inspector examines the property thoroughly. We always pay particular attention to the following:

  • The type of glass (single glazing, double glazing, HR, triple)
  • Is there cavity wall insulation?
  • Insulation of the roof
  • Is the floor insulated?
  • How old is the central heating boiler?
  • Are there solar panels?
  • How to ventilate the home

The cost of an energy label (up to 190 m²) is only €349 including VAT. A certified energy advisor will visit you, inspect the property, and officially register the energy label in EP-online.
