Multi-year maintenance plan for homeowners' associations: 7 points of attention

A Multi-Year Maintenance Plan (MJOP) is a future-oriented maintenance plan specifically designed for apartment complexes. The report describes which maintenance will take place, when, and the associated costs. This is mandatory for apartments built from 2006 onwards, and the plan must be reviewed every five years.

What other points should be considered for an MJOP?

1. Hire an outside company

Invite an external organization on-site to assess the apartment complex's maintenance status. Hiring an independent agency is simply the most reliable option.

2. Energy-saving measures

When developing a Multi-Year Maintenance Plan, it's wise to consider energy-saving measures. Subsidies can be applied for from the municipality, and the measures can be implemented during various maintenance activities.

3. Prevent deferred maintenance

A multi-year maintenance plan (MJOP) prevents deferred maintenance and saves you considerably on various costs. Therefore, it's important to have this inspection carried out thoroughly.

4. Elements

During an inspection, clearly indicate which elements are being inspected. For a homeowners' association (VvE), these are almost always the following: the exterior of the apartments (roof, facade, and window frames), as well as common areas, the interior, the central hall, and communal installations.

5. NEN 2767

An inspection should always be carried out in accordance with the NEN 2767 standard. Always check this.

6. A view for at least 10 years

It's helpful to have a multi-year maintenance budget that will help you get through the next 10 years. Major maintenance investments often fall outside the 10-year timeframe, so it's wise to keep this in mind.
