Crawlspace insulation: yes or no?

A crawl space is the space between the bottom of a home's floor and the damp ground outside. Crawl spaces are also used to house gas, water, and electricity pipes. Moisture in crawl spaces can cause various problems in your home, and insulation is the solution.

Insulation methods

The best way to insulate a crawl space depends on its size and the nature of the moisture problem. If the crawl space is impassable and very damp, ground insulation is the preferred option. This involves partially filling the space with insulation material such as polystyrene foam. This prevents moisture and mold problems.

Floor insulation

If the crawl space is dry and sufficiently accessible, floor insulation is an option. Special insulation boards are applied to the ceiling of the space. Instead of boards, an insulating foam, such as PUR, can also be applied to the underside of the floors. A ground sheet is often also applied with this type of insulation; this combination of ground and floor insulation is very effective for damp problems.

Benefits of crawl space insulation

Moisture from the ground evaporates in the crawl space and condenses on the underside of your floor. This makes it feel colder and results in increased energy loss. Inadequate ventilation in the crawl space leads to moisture problems, mold, and musty air. After insulation, the floor of your home will feel warmer and cool down more slowly. This reduces your energy consumption, saving you approximately 10 to 15% on your energy costs.

Ground insulation prevents wood rot

With wooden floors, underfloor insulation prevents rot in the floor joists. Moisture, mold, musty odors, snail and mosquito problems, and high humidity are a thing of the past after insulation. The costs are often recouped within 5 to 10 years due to lower energy consumption.

New valuation report includes a foundation assessment
As of April 1, 2026, the new Residential Property Valuation Report model applies in the Netherlands, in which foundation assessment plays a much larger role.
