Have a building inspection carried out when purchasing

Having a building inspection carried out is always wise when you're considering buying a home. This is no different when purchasing a holiday home. It's important for you to be certain about the condition of the holiday home. Are there any problems with the holiday home, such as damp, a faulty roof, or foundation issues? You'll want to know before you buy. A building inspection report will provide clarity. You'll always receive a comprehensive report from us when you have us carry out the building inspection.

Does a holiday home need an energy label?

When a building is completed, rented, or sold, it must have a current energy label. Holiday homes are generally no exception. However, there is an exception for holiday homes. Currently, there is an exception for holiday homes used for less than four months a year and where energy consumption is expected to be less than 25 percent of the energy consumption for permanent residence.

Energy labels for holiday homes become mandatory!

It goes without saying that it's important to know how energy-efficient a property is. Currently, many holiday homes in the Netherlands don't yet have an energy label, but this will soon be mandatory. Starting January 1, 2024, it will be mandatory to have a current energy label when selling or renting out a holiday home. The energy label isn't just useful for buyers or renters to get an idea of energy consumption. It's also an important tool for making a holiday home more sustainable.

Precisely because it is now important to reduce gas and electricity consumption, energy labels are also being made mandatory for holiday homes. Holiday home managers and owners have until January 1, 2024, to register an energy label. The energy label must therefore be registered in 2023.
