Clean your roof annually and prevent problems

The condition of your home depends entirely on proper maintenance. Roof maintenance is especially important to prevent leaks. It's best to hire a specialized company to clean and maintain a pitched roof, but you can easily inspect and clean flat roofs yourself, such as those of a bungalow or shed, partly because a flat roof is more vulnerable than a pitched roof.

Inspect your flat roof twice a year

It's recommended to inspect your flat roof twice a year. Most flat roofs are covered with bitumen roofing. Because this roof is subject to considerable stress from heat in the summer and damp and cold in the winter, spring and autumn are the best times to inspect your flat roof. Sunlight and UV rays can soften bitumen, and damp and cold (below 15 degrees Celsius) can make it hard and brittle. If you want a durable roof covering, replace the bitumen layer with a synthetic or rubber roofing layer. These have a longer lifespan than bitumen and require little maintenance.

Remove moss and algae growth

Flat roofs with a bitumen layer are susceptible to moss and algae growth. You can easily remove this with a stiff broom, possibly with water and a pressure washer. Because solvents can damage the bitumen layer, it's best to avoid them. However, special moss removers and anti-green deposits are available. If necessary, apply these with a brush and rinse them off with water.

Don't forget the gutter

With a bitumen roof, the edges are the most vulnerable. Check these for damage and repair it where necessary. Covering your roof with coarse gravel protects it from the sun and UV rays. Also check the areas where the roof connects to the rainwater drain. If water remains, there is an increased risk of algae growth and weathering, or it could be a clogged gutter or downspout. Keeping the gutter clean can prevent leaks and dampness in the walls .
