Buying a house with a dormer window? Pay extra attention to these 5 points!

Considering buying a house with a dormer window? While it can enhance natural light and provide stunning views, there are crucial maintenance factors to keep in mind to avoid costly repairs and ensure the longevity of your new home feature.

1. State of maintenance

The dormer's materials say a lot about the maintenance you can expect. If the frame is made of wood, keep a close eye on the paintwork. Regular maintenance increases the lifespan of the materials. It's also important to perform an annual inspection yourself. Look for any defects, wood rot, and open joints. If you discover wood rot, you'll need to repair it and repaint it.

2. Glazing and lead

Besides the materials, also pay attention to the glazing. Is it double-glazed? And does the glazing show any defects, such as moisture or cracks? Also check the lead under the frame. To ensure a good seal with the tiled roof, it should be free of cracks. You can easily repair cracks in the lead yourself. If the lead is completely or partially missing, it's important to have it repaired.

3. Dormer side walls

Both the front and side walls of the dormer deserve an inspection. Ideally, these are made of low-maintenance materials like plastic or Trespa. However, if the woodwork is painted, there's a greater risk of wood rot. Pay particular attention to the sawn edges, as these are susceptible to rising water.

4. The roof covering of the dormer window

If you want to enjoy your dormer window for as long as possible, proper maintenance is essential. Prevent people from walking on the roof and clean it twice a year. Also, check regularly for cracks or fissures so they can be repaired promptly. A bitumen roof covering has a lifespan of 20-40 years.

5. The drainage

Finally, the drainage system must be in good condition. It must be long enough to prevent water from seeping past the dormer and ending up under the lead. Is the drainage system too short, clogged, or damaged? Protect your dormer by replacing or repairing it promptly.
