How long does a bitumen roof last?

All types of roofing have an average lifespan. For flat roofs, various types of roofing can be chosen. If PVC roofing is chosen, the average lifespan is 25 years. Of all roofing types, this is the shortest average lifespan. Bitumen roofs come in second. Bitumen roofs have an average lifespan of 30 years. Of course, other types of roofing are possible, such as EPDM (rubber) and, of course, green roofs. EPDM roofs last an average of 40 years, and green roofs have an average lifespan of no less than 50 years. However, green roofs require more maintenance than other types of roofing.

Maintenance of a bitumen roof

When a bitumen roof is properly maintained, it reaches its maximum lifespan. It's important to regularly inspect a bitumen roof, or have it inspected. It's recommended to do this every other year. If maintenance work is required on the bitumen roof, it's best to do it in spring or autumn. Bitumen hardens when the outside temperature drops below 15 degrees Celsius. This can cause the material to splinter easily. When temperatures rise, such as in summer, it softens, making damage more likely to occur.

Pay extra attention to the roof edges

Bitumen roofs have raised edges that are subjected to extra wear and tear. When conducting an inspection (or having one done), it's therefore especially important to pay attention to the roof edges. These are the first to wear. If the roof is covered with slate chips, the quality of the protective layer diminishes over time. This increases UV radiation exposure, causing the bitumen to decompose. This decomposed material is washed away during rain, causing the underlying bituminous material to oxidize. This leads to a sudden and rapid deterioration of the roof's quality.
