Average cost of a new roof

Considering purchasing a new home? Don't let hidden roof issues turn your dream house into a financial nightmare. Discover why a professional building inspection is essential before buying, as it could save you from unexpected and costly repairs, ensuring your investment is sound and secure.
At first glance, the house you're thinking of buying looks beautiful, but how do you know if there are any deferred maintenance or other defects? After purchasing a house, repairs can still be quite expensive. It's a good idea to have a building inspection carried out beforehand. You can often determine for yourself whether the kitchen and bathroom are still in good condition, but many other things require a building inspection. These kinds of repairs can often be quite expensive, so it's helpful to know beforehand what to expect when buying a house. For example, what about the roof? Is it still in good condition or is it leaking? What is the average cost of a new roof?

Cost of a roof

The roof may need replacing. The seller likely disclosed this honestly, but what's the average cost of a new roof? Of course, this cost is partly determined by the type of roof, its size, and the materials used. Here's a general guide:
  • Renewing a tiled roof: €50 – €80 per m2
  • Replacing bitumen: €40 – €60 per m2
  • Thatched roof renewal: €90 – €110 per m2

There are also additional costs for insulation, and the roof structure may need to be replaced. Always hire a professional when replacing your roof.

Just replace roof tiles or more?

The building inspection report might indicate that only a few roof tiles need replacing. However, don't underestimate this work; there's a lot involved. Compared to other types of roofing, replacing or installing roof tiles is quite affordable. However, sometimes the battens and roof battens also need replacing, which can increase the costs. Construction requirements apply to this, so it's important that this is done professionally. If the roofs are not insulated, ventilated roof tile membrane is often chosen. This prevents moisture and dirt from blowing through. In the worst-case scenario, the entire roof boarding, or parts of it, may need to be repaired or replaced.

Expert inspection

An outdated roof can lead to numerous costs. Therefore, it's important to have a professional building inspection performed before purchasing a house. This prevents unexpectedly high costs when purchasing your new home. Moreover, a well-repaired roof significantly increases the quality of your home.
